Valencia is divided into a total of 19 municipal districts. We at Valencia Property Hound specialise in the Formula 1 area whcih is called Camins del Grau. That said we feel that there are in total 6 areas of the 19 that are worth considering depending on one's "buying criteria".

"Ciutat Vella" : this area is the city's historical centre encompassing such areas as the Carmen, Mercado Central and the beautiful La Paz St as well as the city's shopping "golden mile" on Poeta Querol St.. According to property statistics from idealista.com it was the city's 2nd most expensive area on average at the end of 2007 with the average price per sqm at €3,664. It is an area full of beautiful historical old buildings with their tall ceilings, ornate cornices and huge building entrance doors. | 2. "L'Eixample" : this area takes in the city's most popular shopping street on calle Colon, Marques del Turia Ave and Russafa. It was the most expensive area to buy property in at the end of 2007 with the average price per sqm at €3,719. There are huge price differentials within the area with luxury apartments in the area of Colon St. available for several million Euros whereas old style properties in need of total renovation can be bought for in the region of €150,000 in Rusafa. | 3. "Plaza del Real" : this area is situated around the Aragon area of the city which is a mere 5 minute drive to the city's beach, marina and F1 circuit. The city's football stadium is also located here until september 2009 when it will move to the other side of the city. There are quite a lot of office blocks in the area therefore making "buy to lets" an attractive investment option. The average price per sqm here at the end of 2007 was €3,549 making it the city's third most expensive area. The A.V.E. high speed train will arrive in Valencia in 2010 with one of the city's three high speed stations being built in this area right under where the Aragon Metro station presently is further adding to the area's property investment potential. | 4. "Camins al Grau" : this is the area at the end of Avenida del Puerto that Valencia Property Hound specialises in sourcing property for our clients. It is presently the city's 4th most expensive area however it has potentially huge upside re future capital appreciation gains with the arrival of Formula 1 in the city for at least 7 years until 2014. If as seems likely F1 stays in the city indefinitely then the gains in the mid to long term will be even more spectacular. Old style apartments to be totally renovated are the properties to buy for those wishing to maximise their capital gain. These are also the properties that most appeal re short term rentals. | 5, "Patraix / Jesus" : these 2 adjoining areas offer good value for money with average prices per sqm in the region of €2,250 at the end of 2007 which is a good 21% cheaper than the average city price of €2,849 per sqm.
