The Valencian Property Market is as yet (& thankfully so) quite immature, unlike Madrid and Barcelona. In any normal mature property market there is not a great variation between property prices per square metre within a given area, in Valencia however quite significant variations exist. This is as a result of the fact that 60% of property is sold privately and the sellers are not fully aware of the market value of their properties. You should also bear in mind that 1 in 4 Spaniards has a second property and the vast majority of those were bought before the present property boom. A lot of second hand properties are sold without attending to such obvious details as repainting and filling in all D.I.Y. related holes. A lot of owners even take the lights with them! Something not conducive to maximizing the asking price. Private owners are also prone to giving in to the false economy of not valuing their properties (normal cost around €300).

My own personal rule of thumb is that I will only approve the shortlisting of a property if I myself would be willing to buy the same property given the clients specific buying criteria.
